Frequently asked questions

What causes floor joists to fail or sag in Gulf Coast homes?

Excess humidity and repeated wet/dry cycles are the big culprits. Moisture promotes fungal decay and wood fiber loss; add undersized or over-spanned joists, plumbing leaks, termite activity, and soil movement under piers, and you get deflection (sagging), bouncing floors, nail pops, and interior cracks. HVAC condensation, unsealed vents, and poor drainage accelerate the problem.

How do I know if my floor joists need repair?

Common red flags include spongy or “bouncy” floors, slopes toward interior walls, doors rubbing or drifting open, cracked tile or drywall at door corners, persistent squeaks, visible rot at the band/rim, rusted fasteners, and dark staining on joists or subfloor. A musty crawl space or fallen/damp insulation also points to moisture affecting the framing.

What’s MDH’s process for diagnosing joist problems?

We start with a full crawl space inspection—documenting moisture levels, wood condition, bearing points, pier spacing, and load paths. We identify root causes (moisture, pests, over-span, settlement), measure deflection, and provide a written plan with photos, recommended structural repairs (sistering, scabbing, beam repairs), support upgrades (StrongHold® adjustable jacks, new pads/piers), and moisture management (encapsulation, drainage, dehumidification).

How are damaged joists typically repaired—sistering vs. replacement?

Sistering adds new lumber alongside existing joists to restore stiffness and bearing capacity, while partial scabbing targets localized damage around notches, plumbing cuts, or rot at supports. Full replacement is recommended when decay or insect damage is extensive. Repairs are often paired with a new support beam/girder and StrongHold® adjustable floor supports to reestablish a straight, continuous load path.

Will adjustable crawl space jacks fix sloping floors immediately?

We can often achieve meaningful lift, but we lift conservatively to protect finishes. A staged or limited lift is usually best for older homes so brittle materials (tile, plaster, crown, etc.) aren’t stressed. The primary goal is stabilization; lift is performed where practical and safe.

Do I also need crawl space encapsulation or a dehumidifier?

If moisture contributed to the damage—and it usually does along the Gulf Coast—structural repairs should be paired with moisture control. Encapsulation, perimeter drainage/sump where needed, sealed vents, and a properly sized dehumidifier help prevent new deterioration and the return of joist deflection.

How long does floor joist repair take, and will I need to leave the home?

Most projects take 1–3 days depending on access, extent of damage, and whether moisture control or drainage is added. You can typically stay in the home, and we keep the workspace tidy and remove debris at completion.

What materials do you use for beams and sistering?

We match or upgrade species/grade and size (e.g., No. 2 Southern Pine or better, LVL where appropriate). Beams and posts are sized per span/load. StrongHold® Floor Supports use fully galvanized steel set on wide, engineered pads for better soil bearing, and all fasteners/connectors are code-compliant and corrosion-resistant.

Will floor joist repair help doors that stick and drywall cracks?

Often, yes. Stabilizing and, where feasible, lifting the structure can relieve binding at door frames and reduce new cracking. Existing cosmetic issues may still need minor rework after the structure is stabilized; we’ll set expectations on what should improve versus what needs finishing work.

How much does crawl space floor joist repair cost?

Pricing depends on crawl space size/height, access, number of joists and length of sistering, need for new beams/pads/piers, and whether encapsulation/drainage is included. MDH provides free inspections and written proposals with line-item options and flexible financing.

Is this a permanent solution?

When proper structural repairs are combined with moisture management, results are long-lasting. Galvanized, adjustable supports allow future fine-tuning if the home or soils change, and we provide maintenance guidance to protect your investment.

Do you coordinate with pest control and code requirements?

Yes. We maintain termite inspection gaps/visual bands per local pest providers, use treated wood where needed, and follow local code for ventilation changes, electrical needs (for dehumidifiers/sumps), and structural details. We’re licensed and insured across AL, FL, and MS.

What maintenance should I plan after repairs?

Plan an annual crawl space check for moisture, RH (target 45–55%), and wood condition, along with dehumidifier filter changes and sump testing if installed. Adjustable jacks can be quickly re-leveled if a seasonal tweak is needed. MDH can schedule simple annual service to keep everything dialed.

Trustindex verifies that the original source of the review is Google. I couldn't speak more highly of MDH Construction. Mike the Owner takes great pride in his work and strives for his finish product to be as perfect as humanly possible. MDH not only is top class when it comes to the quality of there work, but just as importantly carries an amazing culture that makes them very enjoyable to work with. Last note I will mention for individuals reading MDH's google reviews, if you happen to come across anything negative said about MDH, I would be willing to bet my last penny that the reviewer is the one with the issue, not MDH.

Trustindex verifies that the original source of the review is Google. I can describe MDH Foundation Repair in one word “Excellence “ . From the beginning with Kyle Rabren’s inspection and suggestions on what we needed to repair and encapsulate the crawl space of our home. Then Jeff Degenshein’s planning and coordinating the work. Then Chris Perry and crew arriving and performing all the hard work. This organization is top quality and these professionals I just mentioned are top quality. This was a positive experience with this crew and they are above and beyond anyone else. I can only say Thank You to MDH for saving my home.
