Benefits of Crawl Space Encapsulation

Enhanced Air Quality and Health
Beyond mere encapsulation, MDH Signature Crawl Space Encapsulation incorporates a dehumidifier to control moisture rigorously and prevent fungal growth. This critical step ensures healthier indoor air quality, providing a safer and more comfortable environment, especially for those with allergies or respiratory conditions.

Boosted Energy Efficiency and Reduced Costs
Our encapsulation process, complemented by the addition of a dehumidifier, helps maintain consistent crawl space temperatures. This synergy reduces the strain on your HVAC system, leading to significant energy savings. A drier crawl space also translates to lower maintenance needs and costs, making our solution both efficient and economical.

Increased Home Value and Protection
MDH Signature Crawl Space Encapsulation not only enhances your home's efficiency but also actively protects against moisture-related structural damage. This comprehensive protection preserves your home’s integrity and boosts its market value, marking it as a prudent investment for the future.
Crawl space encapsulation
Frequently asked questions
What is crawl space encapsulation, and what does MDH include?
Encapsulation seals the crawl space from outside air and ground moisture, then controls humidity year-round.
MDH’s Signature Encapsulation typically includes:
Seam-taped vapor barrier on floors & foundation walls (mechanically fastened at the top)
- Sealed piers & seams, insulated rim/band as needed
- Sealed vents & an insulated, air-sealed access door
- Perimeter drainage & sump pump where water intrusion is present
- High-efficiency dehumidifier (dedicated condensate drain)
- Code-compliant electrical and discharge routing
- Moisture & wood condition documentation before/after
How does encapsulation improve air quality and comfort in my home?
Do I need drainage or a sump pump before encapsulating?
Should vents be closed, and what about a dehumidifier?
What materials do you use for the vapor barrier—how durable is it?
We specify crawl-rated liners (thick, reinforced, puncture- and tear-resistant—often 12–20 mil depending on conditions).
Key MDH details:
Seam taping + mechanical fastening on walls
- Wrapped & sealed piers
- Protection mats at traffic areas
- Clean transitions around posts, pumps, and equipment
How long does installation take, and will I need to leave the house?
Most projects finish in 1–3 days depending on size, access, drainage needs, and electrical.
Homeowners can stay in the home
We keep the work area tidy and haul away debris/old liners
What visible signs mean I need encapsulation?
Common Gulf Coast red flags:
Musty odors, visible mold/fungal growth, or efflorescence on walls
- High indoor humidity, foggy windows, or cupping wood floors
- Cold floors in winter, hot/muggy floors in summer
- Condensation on ducts, rusting metal, or rodent/pest activity
- Insulation falling, damp fiberglass, or soft/sagging subfloors
Will encapsulation help structural issues like sagging floors?
Encapsulation protects framing by eliminating chronic moisture—the root cause of many wood failures.
For existing sagging/deflection:
- We pair encapsulation with StrongHold® Floor Supports and joist/girder repairs as needed
- This combo addresses both cause (moisture) and effect (structural movement)
How much does crawl space encapsulation cost?
What maintenance is required after encapsulation?
Low effort, high reward:
Annual inspection (liner, seams, door, drains)
- Dehumidifier filter changes (per manufacturer schedule)
- Sump test (if installed): float switch & discharge check
- Monitor RH (we can add a remote hygrometer if desired)
Is encapsulation safe—any building code or pest considerations?
MDH follows local code and best practices:
- Ignition barrier materials where required
- Termite inspection gaps/visual band as required by local pest control guidelines
- Code-compliant electrical for dehumidifier/sump
- We coordinate with your pest provider to maintain coverage/clearances
What’s the ROI—will this help resale?
Encapsulation:
- Protects structure & indoor finishes, reducing long-term repair costs
- Lowers humidity-related wear on HVAC and flooring
- Improves buyer confidence with transferable documentation and often increases resale appeal
MDH offers warranty coverage for peace of mind
Can I DIY encapsulation?
We don’t recommend it for Gulf Coast conditions:
- Moisture diagnostics & drainage are easy to miss
- Improper sealing = trapped moisture and hidden damage
- Sizing dehumidification and ensuring safe electrical/sump installs require pro experience
MDH ensures a holistic, code-compliant system that performs for the long term.

What more could you ask from a business. No one could go wrong by using MDH Foundation Repair.Posted on TaraTrustindex verifies that the original source of the review is Google. Our 17 year old pool deck was in need of repair after developing some unsightly and possible trip hazard sized cracks. The team at MDH came out and met with us to answer all the questions we had, which were quite a few. When the team arrived to do the job, we very much appreciated that the owner of the company, Mike, was actually the one here and doing the work. They were so professional and got the job done in the given time frame. Although I cannot yet speak to the longevity of the work since we just had this done last week, I will speak to the quality of the company itself. Outstanding.Posted on Rachel BickerstaffTrustindex verifies that the original source of the review is Google. Excellent work, very professional, I would recommend MDH highly. They showed up when they said and worked the diligently while they were at my house. Outstanding service went the extra mile to be sure we were extremely pleased with the everything. We are very pleased. The house is more stable with the work they performed. Also, they cleaned up each day before they left which was a pleasant surprise. I wish MDH did more than just foundation because I would hire them for other things I need to be done.Posted on Willy PeetTrustindex verifies that the original source of the review is Google. I continue to be amazed at how LOW our electricity bill is year-round. The installation was, as stated before, amazing. We bought this home fully aware that the crawl space was moldy, wet and generally disgusting, up to and including rats. The MDH bid came in at about 1/2 of the other guys, who I will refer to as "The Carpetbaggers", and they were a little rude, and I felt they pressed for a check a little too hard ....no thanks. In any case, after MDH had cleared all the debris and incorrectly installed insulation (a rat ran over one of the guys when he was down there, we heard the shriek of horror here in the house) Mike, the owner, spent an entire day pressure washing the wood with Borate. A whole day; granted, it was moldy and mildewed...but when it dried, the wood looked like new construction! Then they did a great job of sealing it up and putting in a dehumidifier. It works like a charm, I have 2 remote moisture/humidity sensors down there and i have yet to see them over 50%. My point today is the energy savings. The enclosed area is cooled as moisture is removed from the air by the dehumidifier. On the hottest days, it is mid-60 degrees down there. It cools our entire house. Areas where there is the most cubic footage below will turn our bedroom into a walk-in fridge. And in the winter, the crawl space is so sealed, there are no drafts coming up through the walls and floors; the encapsulation warms the house. Our electricity bills are ridiculously low....sometimes one quarter to one third of what they were in East Hill, Pensacola, and I mean houses with 1/2 of the footprint of this one. They had wide open crawlspaces. We roasted, we froze, moths and spiders had interstates running under the house, coming up eating rugs and cashmere sweaters....fun time. Call me, I'll fill you in. My house is 100 years old. That being said it needed better support. MDH was very professional. They did an outstanding job. I would recommend this company. This was expensive work. You get what you pay forPosted on Konstantinos PolyzosTrustindex verifies that the original source of the review is Google. They did an amazing job!! They were very thorough and got the job done very quickly and efficiently. This is the company you should go with for foundation work of any kind.Posted on Adam AlbaradoTrustindex verifies that the original source of the review is Google. Mike and the guys at MDH did an excellent job installing helical piers to correct our foundation from collapsing. The team had to take apart and reinstall the steps on my deck as well as pavers that came up to the home. They did an excellent job in addition to ensuring there was minimal damage to the yard from the tracked excavator they had to bring to the back. Would certainly recommend!
